Thoroughly preparing the residence or business for the upcoming photoshoot will ensure that you get the outstanding images you need.  Edwin Figueroa Photography is mindful of your time and prepping your residence for the scheduled photoshoot will guarantee that your photo shoot will go smooth and captured on time.

 

Checklist to Prepare Your Home for Real Estate Photos:

  1. Ensure that no maintenance services or deliveries will occur during the shoot.

  2. Test all lighting in all rooms. Replace all bad bulbs and repair inoperable fixtures.

  3. Tour each room and turn on all lights and turn off all ceiling fans.

  4. Stow away all personal items, inside and outside: shoes, clothing, purses, keys, paperwork, mail, newspapers, toys etc.

  5. Store out of view all trash cans, bins, waste baskets, floor mats and runners.

  6. Remove all personal items and trash cans from bathrooms leaving only clean folded towels and decorative soaps. Place shampoo bottles, soaps, shaving razors, and other items into a bin that can be stored underneath the bathroom sink.

  7. Put away unnecessary electronics, telephones, place all remote controls in a drawer, and tidy up or hide all electrical/electronic cords and power supplies.

  8. Remove all evidence of pets (beds, toys, food dishes, etc.)

  9. Remove all items from kitchen counter tops and magnetic items from refrigerator. Everything else, including sink and cleaning supplies, condiments, etc. should be stored out of view.

  10. Ensure that kitchen cabinet, range hood, and appliance lighting is turned on.

  11. Have the property cleaned with special attention given to reflective surfaces such as glass and metal appliances.

  12. For aerial photography, secure permission from property management for drone flights on property.

  13. Remove All Personal Photos and Items.

  14. Remove all jackets and shoes from anywhere they can be seen throughout the house and store away any loose items to remove all distractions.

  15. Decorate all the beds with matching sheets, blankets, and pillows to brighten up the bed.

  16. Make sure to roll up and remove all of the floor mats in the bathrooms, kitchen, and laundry areas.

  17. Make sure your front yard is cleaned up, and all of the landscape should be trimmed back and tidy. The first picture that people will see of your home will be the outside front yard. Sweep the front and back porches and clear all cars from the road and driveway.  

  18. Have the property staged (cut flowers, fresh fruit, furniture arranged and straightened, window treatments arranged, pillows and bedding smoothed and straightened, etc.)

  19. Brief photographer on any areas of the property that should not be photographed.

  20. If dusk shots are scheduled, turn on all exterior lights. Turn all lights on in every exterior facing room that has windows.

The obstacles that we encounter most often are lighting issues. The client did not test the lighting and replace inoperative fixtures and burned-out bulbs.
